I am already of aware with programs such as Interlochen, The Performing Arts Institute at Wyoming Seminary, and The Arts Edge. I am a sophomore and wish to pursue musical theatre as a career and come from a low income family, so preferably one with hefty financial aid or scholarships. 			<content:encoded><![CDATA[<p>From an investment standpoint, would it be better to invest in performing or non-performing mortgages?  I&#8217;m thinking about getting into the business and am wondering which side to be on.  In my opinion, investors would feel the investment is &quot;safer&quot; with a performing mortgage as the borrowers are consistently paying on the mortgage and the very next month payments should be expected.  However, with non-performing mortgages the risks are greater (foreclosures, REOs, etc) but the profit potential is MUCH higher.  So, would it be better to invest in performing or non performing mortgages?  Thanks for any responses.<br />
<br />Yes, a non-performing loan will bring you a much higher return, but only IF you can buy this loan at a decent discount AND IF the value of the underlying real estate is substantially higher than the balance of the loan. You should also check with a title company to verify there are no major other liens recorded against the property ahead of your mortgage&#8217;s position. </p>
<p>In a non-performing loan you almost certainly must foreclose to get your money back. After the foreclosure you will probably have to rehabilitate the property to make it suitable for sale, since the prior owner had no interest in curing any of the deferred maintenance. After foreclosure you will also earn no interest on your property until it is sold. </p>
<p>So it it still worth it? Yes, but only if you really do your homework first. Been there, done that.</p>

			<content:encoded><![CDATA[<p>I go to a specialized performing arts high school and i want to get into NYU, Yale, UCLA, Stanford and all those top colleges. My school provides excellent academic classes and plenty of AP classes in the future. I&#8217;m a freshman right now and i&#8217;m worried. I really want to get into a good college.<br />
<br />College admissions are based on many factors, one of them being the type of high school you went to.  If your high school offered the standard college prep courses in science, math, social studies and English, you are off to a good start.</p>
<p>But admissions also looks at the academic rating of your high school.  You may be the valedictorian of your high school, but if your school has a low academic standing or a small student population, being valedictorian won&#8217;t help you.  That type of school will work against you in getting admitted.</p>
<p>They also look at how well-rounded you are.  What type of extra-curricular activities did you participate in?  Were you a leader in any of those activities?  Did you participate in any volunteer organizations?  Did you create your own website?</p>
<p>The schools you want to apply to definitely will look at those things.  College is an experience where you meet, work, and live with people of different social backgrounds and values.  They want to see that you have a background of exposure to new ideas and can academically adjust and evaluate new ideas.  </p>
<p>The universities you intend to apply to are quite competitive, so you are at a perfect age now to plan for the all-around background needed to impress an admissions counselor.</p>

there are many others but these would be the top of the top!</p>
<p>In order to be accepted into ANY of these schools you must have:</p>
<p> a very high GPA<br />
great SAT/ACT scores<br />
Extensive dance training (BALLET, tap, jazz)<br />
A good resume<br />
head shots<br />
An EXCELLENT voice<br />
good sight reading skills<br />
a background in singing and acting<br />
room for improvement<br />
a competitive but humble attitude<br />
patience<br />
and luck!</p>
<p>Be OVERLY prepared for your auditions!  </p>
<p>At auditions you usually need:</p>
<p>at least 1, 1-2 minute monologue from a contemporary play.  Not from a musical<br />
at least 2 contrasting songs (up beat, ballad)<br />
to participate in a dance audition ( can be very difficult!  Dress appropriately)</p>
<p>You need to look at each and every schools requirements VERY VERY VERY CAREFULLY for songs, monologues, dance, dance attire, and deadlines!!</p>
